NPC happiness lowkey doesn't matter except for Goblin and Angler if you care about quests, like Goblin is 95% of a players expenses since most people don't do wiring or painting. Even if you wanted money Green thread exists.
Don’t listen to number 1 if you don’t want to. There have been plenty of times where I’ll go on a mass selling spree just to realize later down the like that I sold something I needed without realizing. You also often don’t get much payoff by selling things unless you’re really early game, where you don’t have much and everything can be valuable to have, or really late game, where you get money really easily from bosses and enemies without having to go out of your way. Hoarding stuff also just feels emotionally gratifying, but idk if that’s just me.
I finally decided to use Pylons now that I started playing Calamity for the first time with my friends, and honestly I never knew how much I was missing out.

Building a hotel in the early game can be helpful to get alot quickly, then redistribute them

So rhe initial npc houseing at spawn is fine but don't go past 5 max the pylon network is just too overpowered to ignore

If you keep random items in your chests like as trophys or as your collection better put it in frames to make it look better
